Free Property and Tenancy Management

Our commitment doesn’t end with handing over your property to the tenants. We continue to manage tenant-related issues throughout the tenancy without any service fee, ensuring you enjoy peace of mind without late-night calls from tenants disrupting your rest.

Our commission is aligned with the market rate—equivalent to 0.5 months’ rent for each year of the tenancy agreement.

The majority of our clients entrust their investment rental properties to us so completely that they never need to step foot in them again—from the moment they hand over the unit to us until the eventual sale of the investment property.

Process for New TOP Condo

Step 1

Defect Checks

We will inspect the property for developer and interior defects, all defects found will be submitted for rectification.

STEP 2

Basic Setup

Our partners will be onsite with us during our defect checks and provide quotation for installing basic ceiling light and curtains.

We will quickly capture professional photos and videos to start marketing the property. Furniture can be added if needed.

Step 4

Tenants Viewing

Tenant profiles will be shared for owners’ approval before scheduling any viewings. We will handle all viewings on the owner’s behalf.

STEP 5

Tenancy Negotiation

Tenant credentials will be verified by us, and the terms and conditions will be finalized prior to the signing of the lease agreement.
STEP 6

Handover

We will help activate electricity and water for the unit and coordinate all necessary setups prior to handing it over.

Research on nearby competitors, recent rental transactions and identify unique selling points towards potential target tenants profile.

Enhancements

Identify upgrades or improvements that can maximize rental yield and accelerate tenant turnover time.

Work with our tenants sourcing partners and corporate clients to arrange viewings for potential rental ASAP. 

Step 4

Property Viewing

Tenant profiles will be presented to owners for approval prior to scheduling any viewings. We will manage all viewings on the owner’s behalf.

STEP 5

Negotiation

We will verify the tenant’s credentials, and the terms and conditions will be finalized before the lease agreement is signed.
STEP 6

Handover

We will handle all required arrangements and review the inventory checklist before the property handover.
